4-12-16---house under contract and off to Deerfield beach:

Turned out that any of the 3 full price buyers appeared to be financially ok for buying the house.  So the kids went with their heart---the ones that seemed to love the house the most.  The ones who expressed to their realtor how much they really wanted the house and to do what it takes to get it.  They were also the only ones with a contingency deal that their house close first.  But they have strong buyers for their house and the hold up there was that they find a place to live before closing.  A little of a gamble, but supposedly the inspections and such have been done on it, so there shouldn't be a problem---hopefully.  The woman even recognized Angie from her booth at the Sugar Chest Antique Mall back during the Xmas party.  Angie didn't remember her.   The lady raved about how much she loved Angie's decorating style.  They have a little girl who should love either of the extra bedrooms.   The husband turned out to be some sort of general contractor which turns out handy!
Why---because the inspection showed that the guy who pressure washed their house broke a few tiles.  They weren't concerned at all and their inspector didn't even write it up. The sliding glass doors were scratched up due to Micky jumping on them, but the new owners plan to put in French doors, so they'll be trashed anyway.  So all is good with the inspection.  Now for the appraisal and for it to come up worth $400,000  (a week or so later, Robert told Angie that their house appraised for the exact amount they had it on the market for).  I think it's worth more than that, but the comps in the neighborhood are 2 that had just sold---1 was a foreclosure that had been on the market for about a year and the other with no pool and also on the market for over a year---they sold for about $378,000.  Another one just went on the market for $450,000, but looking at it online I wonder if it'll sell for that!  Hopefully the inspector will take into account that at Angie's house---the roof and paver driveway are only 3 years old, the appliances are only a couple months old, the pool pump is brand new, and the bathrooms are newly renovated, as well as part of the kitchen.

Anyway---Angie signed the contract today.  I assume Josh did, too, over the internet.   Then we took off to enjoy another beautiful day at the beach.  After not getting the beach but once in over three months, this week we've been there 3 times.  Sure going to miss it's easy proximity!
